Senoia’s Historic Homes and Their Wiring

Senoia’s historic district is listed on the National Register of Historic Places, and the Victorian, Craftsman and farmhouse-style homes around Main Street and the blocks nearby are a big part of why people move here. Many were built between the 1870s and the 1930s, long before anyone imagined central air, home offices or kitchen islands full of appliances. Over the decades, owners added circuits wherever they could. When we open walls in these homes, we commonly find:

  • Original knob-and-tube wiring, sometimes still live, sometimes spliced into newer cable
  • Cloth-insulated cable from the 1940s and 1950s that has turned brittle
  • Two-prong outlets with no ground, or three-prong outlets added without a ground behind them
  • Old fuse boxes or small panels that were never meant for today’s loads
  • Splices buried in walls without junction boxes, and wiring damaged by past renovations

Why Old Wiring Becomes a Problem

Knob-and-tube was a reasonable system when it was installed, but most of it is now around a hundred years old. The insulation dries out and cracks, attic insulation is often packed around wiring that was designed to shed heat into open air, and there is no ground for modern electronics or surge protection. Many insurers ask about knob-and-tube and cloth wiring before they write a policy, and buyers’ inspectors almost always flag it. Rewiring removes those concerns and lets you add the circuits a modern household needs.

Signs a Senoia Home Is Due for Rewiring

  • Lights flicker or dim when appliances start
  • Outlets feel warm, look discolored or will not hold a plug
  • Breakers trip often, or fuses blow when the microwave and space heater run together
  • You smell something hot or see scorch marks around a switch or outlet
  • Your insurer or a home inspector flagged knob-and-tube or ungrounded wiring

If you notice burning smells or scorch marks, turn off that circuit and call a licensed electrician. Electrical emergencies can happen anytime, so call us.

Rewiring Without Gutting the House

Rewiring a historic home does not mean tearing out plaster and trim. We fish new cable through attics, crawlspaces, closets and existing chases wherever possible, and cut small, clean access openings only where we have to. We work room by room so most of the house stays livable, and we talk with you before touching original trim, hardware or ceiling medallions. Plaster patching is usually done by a plasterer or painter after the electrical inspection, and we can plan the openings to make that work as small as possible.

Most whole-house rewires in older homes also include a new breaker panel with AFCI and GFCI protection where code requires it, a properly grounded and bonded system, and often a service upgrade. If the panel is the main issue, our electrical panel upgrade page for Senoia explains that work.

Permits, Inspections and the Historic District

Rewiring in the city requires an electrical permit from the City of Senoia Building Department, with rough-in and final inspections. The Historic Preservation Commission reviews exterior changes in the Historic Neighborhood District, and interior wiring generally is not part of that review. If the project includes a new meter location, service mast or other change visible from the street, a Certificate of Appropriateness may be needed before the permit is issued, so we flag that early. Homes outside city limits are permitted through Coweta County. We handle the permits and meet the inspectors.

How a Senoia Rewire Works

  • Free estimate: we inspect the panel, attic, crawlspace and a sampling of outlets and switches.
  • Written plan: circuits, panel and service work, access openings and the order of rooms.
  • Permits: filed with the city or county, plus a Certificate of Appropriateness check for exterior changes.
  • Rough-in: old wiring disconnected and abandoned or removed, new grounded circuits run, rough inspection.
  • Finish: devices and fixtures installed, panel labeled, final inspection and walkthrough.

Frequently Asked Questions

Do I have to remove all the knob-and-tube?

We recommend disconnecting all of it so it is no longer energized. Whether it is pulled out or left abandoned in place depends on access, and we explain that in the estimate.

Can we live in the house during the rewire?

Usually, yes. We work in sections and restore power to finished areas at the end of each day where possible.

Will you damage my plaster and trim?

We keep openings small and work through attics and crawlspaces whenever we can. We discuss any opening near original trim before we cut.

Can you rewire only part of the house?

Yes. A partial rewire of the worst circuits, such as the kitchen or the oldest wing, is sometimes the right first step.

Does rewiring help with insurance?

Many insurers ask about knob-and-tube and ungrounded wiring. We provide documentation of the work and the passed inspection that you can share with your agent.
